What we shipped, what we're thinking about, and what's moving in property management.
FROM MADELINE
The engineer who shipped while he slept
One of our engineers built a feature in about three hours yesterday, then went home. Overnight, the system he'd set up kept going. It ran end-to-end tests, read the results, adjusted the code, and ran them again. Eleven hours of it. By morning the feature was further along than he'd left it.
The easy way to tell that story is the hype version: AI writes your code now. That's not the interesting part, and it isn't really true. The code still came from a person who knew what he wanted, framed the problem, and defined what “done” looked like. All of that was human.
Here's what actually changed. Implementation went from the expensive step to one of the cheap ones. The new bottleneck is how well you can specify the work and verify it. That overnight run only worked because there was a real test suite for the agent to check itself against. No tests, no unsupervised run.
If you run a property management operation, this is closer to home than it looks. The processes you can hand off are the ones where “done” is defined and you'd catch it if it went wrong. Everything else is just hoping. AI didn't change that rule. It raised the stakes on it.
Design before you automate. It was always true. It's just getting expensive to ignore.

You can't hand off what only lives in your head.
Have you handed a real task to AI yet?
LIVE THIS THURSDAY
See it live: Evernest on our Leasing AI
On Thursday, Juan joins the Evernest team to break down how they're using Haven's leasing agent, with their own data behind it. One number sets it up: 51% of renter inquiries arrive outside Mon–Fri 9–5, exactly when a business-hours team can't pick up.

PRODUCT
Product Updates & Releases
The bigger things the team shipped lately:
Your leasing AI can now search the whole portfolio. Instead of only answering on a single pinned listing, the agent searches your real property store and handles open-ended questions, “what else do you have under $1,800 with a yard?”, with answers pulled live from your PMS.
Maintenance scheduling got a lot smarter. When a tenant and vendor have already agreed on a time on their own, Haven now detects it and stops the follow-up texts instead of nagging both sides. We also extended the full scheduling flow to RentVine alongside Buildium, and added per-vendor and per-status controls so firms decide exactly when Haven steps in.
Self-showings via lockboxes and smart locks are in pilot, after-hours emergency dispatch is live, and our voice agents now handle calls in Spanish, not just English.
Plenty more shipping soon, stay tuned.
WIN OF THE WEEK
A 3,000-door team’s leasing data, in one place
The director of property management at a 3,000-door operator wrote in after a few weeks on Market Hub, our leasing analytics view:
The Market Hub has been fantastic. I really like seeing the chart that shows where our leads are coming from... A lot of this is information we track separately, but having it all in one place makes it much easier to review and manage.

PRO TIP
Tips & Tricks
Write the finish line before you automate. Pick one task your team repeats: a move-out inspection, an owner statement, a maintenance triage. Before you hand it to a tool, a VA, or an AI, write down two things: what “done” looks like, and how you'd know if it went wrong. If you can't answer both in a sentence each, it isn't ready to hand to anyone yet. That gap is where the dropped balls come from, automated or not.
